The Sales Manager is responsible for making a compelling difference in the lives of our residents through providing excellence and innovation in aging services.  The Sales Manager is responsible for achieving occupancy targets and is responsible for marketing and selling independent living and or personal care units for Wesley Enhanced Living senior living communities.  Direct markets and sells CCRC services and accommodations to prospective senior and family members, and all professional referral sources within the service area.  Functions as a senior member of the WEL sales team to meet budgeted census goals.

 

Essential Duties and Functions

 

Sales Strategy & Planning

  • Develop innovative closing strategies to meet occupancy target for independent living and personal care, and/or memory care units at the assigned WEL community
  • Create event program and regular open houses/luncheons for all prospects and family members; conduct formal presentations as required
  • Drive IL and PC resident referrals and move ins for the communities; create strong referral feeder relationships among local clinical and business professionals via:
    • Creation and implementation of direct marketing program targeting area professionals.  Conduct outreach weekly with professional referral sources in the community at large, including physicians, hospitals, rehab facilities, senior center, realtors, attorney’s, etc. and utilizing all tactics at hand to generate awareness and referrals; phone, email, live presentation, texting, etc.
  • Generate weekly apartment vacancy report and pipeline report; provide competitive intelligence to senior leadership on a regular basis
  • Work cooperatively with community leadership to assure optimum information sharing regarding sales goals, deposits, and move-in status.  Provide timely initial notification to renovation/maintenance staff of new resident apartment modifications.  Communicate all new resident needs/updates to the community

Business Development

  • Reach annual budgeted entry fee collection goals for independent living units
  • Generate daily new prospect appointments/tours and convert qualified lead to new resident move ins to meet budgeted census goals which can range from 3-7+ contract executions in any month
  • Conduct 25+ follow up calls/emails/texts daily with prospective resident/family members/referral sources
  • Cultivate strong relationships with referral partners reps such as A Place for Mom, Caring.com, etc.
  • Attend professional referral networking groups and develop targeted referral events on site in the WEL communities with goal of new resident referral generation
  • Reinforce and promote resident referral program; work collaboratively with health center personnel to increase referrals into IL/PC
  • Identify specific WEL staff members and residents to augment prospective resident tour process; provide training and guidance as needed

 

Contract Negotiations

  • Execute all new residency agreements and provide ongoing education/direction to new residents/family members on contract issues and all documents required prior to move in
  • Collect and execute all required supporting documents prior to move in, including but not limited to; deposit and financial approvals, clinical assessments, medical forms, entrance fees, agreements, policies; coordinate physical move in and orientation to the community.

Qualifications

Qualifications include:

 

  • 2+ years of successful inside and outside sales record of accomplishment in consumer services or products industries, or real estate sales. Must have experience and proven outcomes in tele sales. Experience selling products and services to adults 55+ preferred
  • Driven, results oriented closer with exemplary and consistent stamina levels, must have proven record of accomplishment of strong outcomes with cold/warm calling and must be highly motivated to conduct 25+ outbound calls/contacts a day from community prospect list.
  • Must possess assertive nature and be willing to solve operational challenges with maturity and diplomacy

 

Education:

  • High School diploma required; College degree preferred

 

Licensure/Certification: None

 

Language Skills: Oral comprehension/expression: Ability to listen to and understand information and ideas presented through spoken word and sentences, and the ability to communicate information and ideas in speaking so others will understand.

 

Working Environment: Retirement community providing services to senior adults in independent, personal care and skilled nursing settings. Community is a 24/7 operation, which may require availability for all shifts including weekends.

 

Frequently required to manage many details within a distracting environment. This person may be occasionally exposed to unpredictable behaviors of residents; hostile and emotionally upset residents and families.
