Responsibilities

The Maintenance III is responsible for the overall upkeep of residential apartments and public areas through responsive, accurate and efficient maintenance. Performs tasks that require the application of advanced maintenance and repair techniques and proper and efficient use of materials, tools and equipment. Serves as a member of the Facility Operations team that is responsible for the physical condition of the community. Communicates effectively with other department managers regarding facility operations. Must maintain a safe and trouble-free environment for Residents, Clients, Staff and Visitors.

 

Maintenance III essential duties and responsibilities include, but are not limited to:

 

  • Performs routine and emergency repairs in residential apartments and public areas including correcting electrical malfunctions, repairing and replacing plumbing fixtures, pipes and fittings, repairing and replacing light bulbs and fixtures, repairing doors and locks, etc.
  • Cable TV, Phone & Network line repairs
  • Performs necessary maintenance of HVAC & equipment as assigned.
  • Performs all necessary repairs on Commercial and Residential appliances
  • Performs all necessary scheduled preventive maintenance procedures on designated equipment while following manufacturer’s recommendations.
  • Assists in providing initial response for malfunction of residential HVAC equipment.       Performs resets and simple repairs as necessary.
  • Respond to emergency calls for system and equipment failure.
  • Snow removal of Campus in a team approach
  • Monitors timely completion of all work orders.
  • Assist in identifying systems requiring repair/modification/replacement.
  • Completes all work orders in a timely manner while providing detailed information regarding the task(s) performed along with all prescribed/pertinent equipment information.
  • Will assist other Maintenance & Engineering personnel, when necessary, in the completion of various projects or repairs.
  • Will insure proper levels of material/supplies for the Maintenance Department to ensure the timely and efficient completion of necessary tasks.
  • Will be expected to work a reasonable amount of scheduled and “on-call” hours as necessary.
  • Works rotation weekend schedules
  • Performs additional duties requested by the Supervisor, Facility Operations Director in order to ensure the effective and efficient operation within the community.

Qualifications

Related Experience: Five to Seven years of maintenance experience in a residential apartment complex, commercial building construction or maintenance. Must possess a working knowledge of residential building maintenance to include, but not limited to, plumbing, electrical, flooring and appliances. Must have knowledge of HVAC

 

Education or Degree Requirement: High School Diploma; training in facility maintenance work including mechanical, electrical, plumbing and HVAC; basic supervisor training

 

Licenses, Certifications, Registrations: Valid Driver's License. Universal HVAC desirable
